Top Reasons to Buy your Dream Home IN THE BAHAMAS

You will love it!

The Commonwealth of The Bahamas is a tax free zone nation since gaining its independence from the United Kingdom in 1973.

Its clear turquoise blue seas are unique in the world and the average temperature all year round is between 70-85 (21–29) with more than seven hours of sunshine every day.

Life on Grand Bahama is laid back and relaxed.  You can choose to chill by your pool, but for those who prefer something a little more adventurous or active, the island offers fabulous sports fishing, boating, crystal clear water diving and golf, to name just a few  of the activities on offer here.  There is always something to do in The Bahamas.

The people in the island, both Bahamians and expats are very friendly and welcoming.

Grand Bahama is only a 20 minute flight from Fort Lauderdale, Florida,  and if you enjoy cruising, you can travel here with the Paradise Cruise line (www.bahamasparadisecruise.com) which will take you on an overnight trip from and to Palm Beach.

Getting permanent or annual residency is an option for those who might want to live on the island for longer periods of time or permanently and is a relatively straight forward and easy procedure.  Another option for the homeowner is the Annual Homeowners Residence Card, which allows the permit holder, spouse, and minor children to enter and remain in The Bahamas for the period of the permit.

It is a great Place to Invest and there is absolutely NO INCOME TAX, NO INHERITANCE TAX and NO PROPERTY TAX in Freeport. There are also no taxes on capital gains, corporate earnings, sales or dividends. This tax freedom is available to everybody who resides here.

The Bahamian Dollar is on par with the United States Dollar, meaning no complicated exchange rates or transactions.

Planning permission has been granted to extend the garage if you so wish, creating an independent guest house, office.

The Government Stamp Duty (tax on the conveyance of real property). This is a graduated tax. The total amount of the tax is calculated as follows:

There is a  total tax of 10% on all real estate transactions valued at $100,000 and over. This includes the 2.5 % government stamp duty plus 7.5% VAT. (VAT registrants will be able to claim as a credit or net off the 7.5 % VAT on commercial property sales valued at over $100,000).

There is a 12% Value Added Tax (VAT) charged on real estate services, including appraisals, legal work and commissions.

Once an offer is accepted by seller, a 10% deposit is  put into the seller's attorney's escrow account to take the property off the market.

Closing Time

Typical closing time is 60-90 days.

Attorney's Fees

The bar standard for attorney fees is 2.5% of the purchase price for both the buyer and seller and each party needs representation. In The Bahamas, you must use a Bahamian attorney for the transaction. It is not uncommon for one attorney to represent both buyer and seller, and in that case, attorneys will slightly reduce their fees. Attorneys handle title search and applications for all permits.

Local Banks

Local banks have many programs available to facilitate mortgages and will be happy to discuss ways to finance your real estate purchases.
